Long Term Rental Conditions
CANCELATION POLICY
a) Cancellations prior to Arrival & Non-Arrivals:
If a booking is cancelled 15 nights or more prior to the arrival date, no penalty fee will be charged. If a booking is cancelled 14 nights or less prior to the arrival date, 14 nights rent will be charged.
b) Change of Dates:
Subject to availability: If a change of dates is requested 15 nights or more prior to arrival, and home is available, there will not be any charge of fee applied.
Subject to availability: If a change of dates is requested within 14 nights of arrival, and home is available, there will be a fee applied equal to Lesser of 1) 14 nights rent or 2) # nights cancelled as a result of a
change of dates.
c) Cancellation after Check-In / Shortened Stay: Notice of 14 nights required.
d) Please note we do not work with automatic renewals. In case of an extension this will be subject to
availability.
DAMAGES TO APARTMENT OR APPLIANCES
The tenant has one week (7 working days) to notify Weflating of any existing damage or imperfections in the apartment such as appliances that are not in working order so we may repair/replace them within
this period.
Weflating issues the apartment with all its sinks and drains in good condition and will not take responsibility for future repairs needed when provoked by the negligence of the tenant (obstructions due to food, hair or general misuse). If our maintenance team needs to visit the apartment in order to fix such a problem and it is found that the occurrence was as a result of the tenants actions, this service must be paid by the tenant.
Weflating also takes no responsibility for the repair of appliances when the breakage is produced by the tenant due to the mistreatment of such. (Tumble dryer with dirty filters, washing machine obstructed by foreign objects, etc.)
Weflating will not replace batteries or light bulbs once the tenant has been living for a while in the apartment (1 month)
The kitchen equipment and utensils such as pots and pans, kettle… have been given in good conditions and are expected to be returned in the same way when the apartment is vacated and will not be replaced due to the wear and tear of the tenant.
Only the items that are part of the inventory of the apartment as listed in the description of the apartment will be supplied. This list includes: Italian coffee maker, kettle, toaster, as well as basic cutlery, glasses, hairdryer, iron and ironing board.
Extra beds, bed linen, pillows or the like will not be supplied as they are not included in the inventory of the apartment.
No pets are allowed in our apartments due to hygienic reasons.
KEYS
All keys of the apartment are the responsibility of the tenant from the moment of the handover. If they are lost, stolen or left inside the apartment then the client must assume responsibility.
In the event of the loss of the keys, a new copy costs €50 which must be paid in our office where the new key can also be picked up at Comte Borrell, 38 during our office hours.
In the event the tenant should forget their key inside the apartment they may come to our office to collect a copy to be able to access the apartment or assume the cost of one of our staff members coming to their building, schedule permitting. Should this happen during the night and outside of office hours then the tenant must pay for a locksmith to come and open said door.
DEPOSIT
The deposit paid at the start of the commencement of the lease will be used to cover any damages, extra expenses or imperfections found upon checkout or in the cleaning of the apartment once the tenant has left. In no circumstances may it be used as payment of the rent.
The tenant is not permitted to use the apartment for commercial, artisan or professional activities, or manipulate explosive, flammable, harmful or unhealthy materials, or carry out uncomfortable, annoying, dangerous or illegal activities within the property.
The tenant must cover the cost of any bank charges when making international bank transfers in the event that the amount received /sent is altered.
At the end of the lease, the apartment must be in hygienic conditions, free from rubbish and food with all kitchen utensils clean and stored in the appropriate cupboards/drawers.
It is not permitted to hang posters or decorations on the walls of the apartment. Blue tack, sellotape and any such stick-on hooks are not to be used. Should there be marks of such upon checkout the guest
will be charged.
The mattresses should always be used accompanied by the supplied mattress protector. It will be inspected at checkout and the client is completely responsible for any damage or imperfection found
upon inspection.
Weflating will not be held responsible for the theft of personal belongings in the event that they should be stolen when the guest did not correctly close the door using the key or if the thief should enter using
a window that the guest left open. The door must always be locked by turning the key twice in the lock to avoid any possible attempts of robbery.
The keys should be left on the main dining room table, making sure the door firmly shut upon checkout.
